THE ATLAS NYC PHILOSOPHY

The guiding philosophy of Atlas NYC is to manage our clients’ properties from an OWNER’S PERSPECTIVE. Every Atlas NYC property manager got their start managing self-owned or family-owned property. As a result, we have become experts in efficient and effective property management. Our first instinct is not to throw money at a problem, but rather, to think out the most appropriate course of action given all the information at our disposal. We devote our time and effort to solving a building’s problems before we devote the owner’s money. With every client, we ask, “How would we manage this property if we owned it ourselves?” The answer to that question guides our management perspective, and the results of this approach are clear — we provide solutions that are not only more cost-efficient, but also more effective.

ABOUT THE OWNER

Atlas NYC Owner and Founder, Eric Michael, started his professional career as an attorney, practicing general commercial litigation for about a dozen years before transitioning into property management. But Eric’s experience with real estate stems back to his childhood.

Eric’s father is a Real Estate Broker who ran a local store-front office in Park Slope where Eric’s family lived for decades. In addition to being a Real Estate Broker, Eric’s father was also skilled at repairs and renovations, bought properties in distress, renovated them, and sold them after then were rehabilitated. As a young child, Eric would go with his father after hours and help with the repairs and renovations. Over the years, Eric’s father taught him how to identify building problems, how to work up a solution, how to use the tools needed to implement the solution, and how to get the job done. In short, Eric began learning how to manage and fix the problems a building faces by working on family-owned properties. But more than that, Eric learned how to CARE for the buildings he worked on because his father taught him to care.

The solutions Eric learned to implement are the solutions an owner implements to fix self-owned properties. Eric learned the most efficient and effective way to make sure the buildings were properly cared for. He learned how to manage buildings from the OWNER’S PERSPECTIVE. He learned how to implement pragmatic and practical solutions to real-life building problems. These childhood lessons stuck with Eric and form the building blocks of the management philosophy and leadership he brings to Atlas NYC.

After his early days learning the real estate business from his father, Eric went through rigorous education earning scholarships and top graduation honors, was twice a Valedictorian, and attended and earned a degree from a top-5 law school. Eric went on to get his training at some of the nation’s largest law firms and then moved to a smaller law firm later in his law career to get the kind of hands-on experience a smaller firm provides. In his legal career, Eric learned how to identify legal issues and implement unique strategies to resolve those issues. After practicing law for about 12 years, Eric left the profession and began helping rehabilitate family-owned properties in 2009.

Eric’s return to the real estate world was a stunning success as he was able to bring his unique skill sets to work in a way that few property managers can. Eric’s childhood background gave him practical, on-site property knowledge in dealing with physical property issues. His legal training gave him the ability to identify and resolve the administrative, regulatory, and legal issues properties face. By combining these two skills, Eric has been able to provide unmatched service to the buildings he cares for.

Eric regularly attends seminars, reviews property-related laws and regulations, and reads industry articles in order to stay current on the multitude of constantly-changing legal requirements affecting properties. He uses this knowledge to advise clients how their buildings should be run and maintained, to draft new provisions of the Atlas NYC in-house lease documents, and to oversea amendments to Co-op and Condo House Rules, By-Laws and other governing documents.

When he’s not solving property-related problems or educating himself on new laws, Eric likes to spend time with his wife and daughter.

We are experts in rules and regulations affecting NYC property.

Buildings in NYC have a maze of laws, rules, regulations, and codes to comply with, and every year, the list of legal requirements grows — and failure to comply can often be costly. The Atlas NYC Team is constantly staying on top of the ever-changing list of these requirements by attending seminars, reading articles, and reviewing statutes, to ensure that the buildings under our care stay in compliance with the ever-changing legal landscape. Knowing the rules also helps us to provide proper advice to our clients on issues such as how to maximize rents for rent stabilized apartments. Speaking of which, Atlas NYC is an expert in rent stabilization laws. We are Hands-on managers.

Many property managers rarely set foot inside of the buildings they manage. The Atlas NYC Team believes that the proper care of buildings means frequent in-person visits. We get to know every aspect of our buildings. Each building has a unique character and its own look, its own set of sounds, its own feel, and even its own smells. Frequent visits to our buildings enable us to get to know all of these aspects of our buildings so that we know when something is not right. Buildings tell you when there is a problem and you have to be there to hear it. At Atlas NYC we walk our buildings at least once a week and do a roof-to-basement walkthrough at least once a month, checking for things like roof leaks, clogged roof drains, potential building violations, repair issues, cleanliness issues, burnt lightbulbs, improperly-closing doors, and boiler and building mechanical problems.

Whether we are holding contractors and vendors accountable for the work they perform for the buildings we manage, or holding tenants and other residents to honor their obligations towards the building, or battling insurance carriers to make sure they provide proper coverage for insurable damage that our buildings experience, Atlas NYC is constantly fighting for our clients’ interests and the interests of the buildings under our care.

We are transparent.

At Atlas NYC, our clients are never in the dark about what is happening with their building. All of our clients have real-time access to the books and records of their buildings. We perform monthly reconciliations that reconcile to the penny and provide monthly reports to our clients as well as all receipts and invoices for all expenses.

Consistency of management.

Every building is assigned a senior manager. At Atlas NYC, you do not get a revolving door of low-level property managers, or a list of multiple people to contact depending on the issue you need addressed. One senior manager will get to know you and the needs of your building, and you will get regular, consistent service from someone intimately knowledgeable about your property. In turn, that senior manager will have a support team to assist in the proper care for your building.

Our management contract is clear on what you will be charged for the proper care of your building – there are no hidden fees. The fee structure is clearly spelled out up front so our clients never get surprised over management costs.

Because of the unparalleled experience and intuition of the Atlas NYC Team, we have developed a thorough and easy-to-follow transition plan that helps to make transitioning your property from your current manager to our management team as quick, efficient, and pain-free as possible.

No matter the size of the building, we treat each client the same, and we go beyond what is required to provide premier service for our clients. As one of many examples, the Atlas NYC website is being re-designed to be a valuable resource not only for our clients, but for potential clients. We are locating and obtaining every building-related form a property owner may need, and are converting these forms to fill-in PDFs available on our Forms page.
